Q: How can I install LoanAmortizer on my computer? A: Please click here visit our Downloads section to download the installation file of the LoanAmortizer edition that you would like to test (use). When you click one of those links below, new windows appears
asking you “What would you like to do with this file? “. Please
select “Save this file to disk” rather than “Install
it from the current location”.Now, you will be asked to select
a folder (directory) in your hard drive where the installation file will
be saved. Please do not save it on your desktop. It is better to save
it in Finally, the download process is successfully completed and you need to go to “C: \Temp” (or the other folder) to run the downloaded file in order to install LoanAmortizer program on your computer. When I start the program, it keeps appearing some kind of strange window called “Registration Wizard”. Is this your product a “Registration Wizard”? A: Of course not. LoanAmortizer programs are financial calculators. What you see is the registration wizard that is part of the program as you have downloaded off Internet a fully-functional program. We have locked its usage for certain time of period - Standard and Professional for 30 days, the Enterprise for 15 days. Please click on the close button then you will be asked “Do you want to quit “Registration Wizard”?” and click “Yes”. Now, the main window of LoanAmortizer appears and you can test (use) the program. When you purchase LoanAmortizer, we will issue you new license key that will make the Registration Wizard to disappear and you will go directly to he main window of LoanAmortizer program. back to top Q: How can I uninstall LoanAmortizer? A: Please closeLoanAmortizer program and go to Control Panel / Add/Remove Programs to uninstall LoanAmortizer programs. If you do have any problems, please make sure that you have rights to uninstall programs (you have to have administrative privileges to do that, if you are using Windows NT, Windows 2000). back to top Q: I want to upgrade to the latest version available. Am I eligible to do that for free? Do we need to pay more to have a network version? We don't have the disk, we just got it over the Internet. A: Each of LoanAmortizer programs must be installed on the local machines connected to your network in order to be used. Our programs cannot be installed on a server and used by many clients. to install our program on the other computers in your office where you
want to use our program. The program is fully functional for certain time

A: We have created this registration process as the download file is the fully functional program but has a time limit of 30 days. When someone like you purchase our program, we issue her or him new no time limit license key that makes the program run without any time limitations. Also, LoanAmortizer programs cannot be installed on a server and used by many users connected to it. LoanAmortizer program needs to be installed on the local machines connected to the server. back to top Q: I got the LoanAmortizer unlocked and it worked just fine, but now every time I go to use it, clicking on the icon makes the install wizard comes up and it re-installs itself. What am I doing wrong? A: Trying to start the program by going to Start Menu/ Programs/ LoanAmortizer ../LoanAmortizer ...... Edition. The file on your desktop points to the installation file that you have successfully downloaded off Internet. This file is only used to have your program installed on your computer. back to top LoanAmortizer features and capabilities Q: What is the difference between the editions? A: All three editions of LoanAmortizer will generate loan schedules based on various inputs. The Professional edition also allows you to have one "balloon" payment during the loan in addition to the regular scheduled payments. Professional will also generate loan payment coupon books. But only the Enterprise edition allows you to modify the loan schedule manually, changing any amount or date. Many clients use this flexibility to track actual payments received - each time changing the amount paid and date paid if necessary. Which edition allows me to create such schedule and track payments as they are made? I am looking for a simple tool to help me figure out a way to pay off my mortgage at a faster rate. Can one of your LoanAmortizers allow me to do that? A: LoanAmortizer Enterprise allows you to track unequal and erratic payments as they are received/made. In addition, it allows you to track adjustable rate loans and mortgages. You can add extra payments to the loan schedule or to increase some of the payments. It has come to my attention that the Loan Amortization schedules are not correct. The interest paid doesn't decrease on steadily. i.e. payment number 1 shows interest of 494.54 payment number 2 shows 443.75 and payment number 3 shows 452.17 etc. Do you know what is the cause of this? Why interest Paid Varies? It is not correct. A: Please set the Interest Year field to 360-day year. A: LoanAmortizer Enterprise allows you to export a loan schedule into Excel then you can use the exported data to insert it into a Word document. back to top Q: I have loanamortizer and after working fine for the last few months, it will no longer compute interest rates. When I fill in all of the amounts on the loan and leave it to calculate interest rates, it calculates a zero. Could it be that I need a new program? Please help me resolve this problem. A: There is only one reason why the program does not show
you an interest rate. You have entered loan amount, number of periodic
payments (Due/Amortized in terms) and periodic payment amount that do
not allow you to have interest bigger than zero. If the number of periodic
payment multiplied with the periodic payment amount is less than the loan
amount there cannot be interest rate bigger than zero.
Q: I need to annotate payments with explanations. Is there such feature in one of your LoanAmortizers? A: You can annotate every payment with explanations that will be written in the Description column of Manual Loan Amortization page. Please go to View / Pages and select Manual Loan Amortization Page after you have created the loan schedule in Loan Schedule page. Please use the Insert button to insert the initial loan draw and as the payment is received use the Insert button to insert row from the initial loan draw and write some notes in the Description column. You can use the Description column to write the actual payment date and the check #. back to top Q: My next question to you is do you have a program that will take each finance customer and when their payments arrive apply it to some kind of spreadsheet, calculate the exact interest based upon the day payment was received and then compute a running balance? A: Yes, we do have a program that allows you to enter payments at the actual date and amount received. LoanAmortizer Enterprise calculates the exact interest based upon the day payment was received and then automatically computes (recalculates) a running balance. back to top Q: Do you have a program that provides the option for additional principal payments? Is there any way to track Construction loan - with further draws, principal only payments and new rate can apply at any time something like Adjustable rate mortgages? A: Yes, we do have a program that allows increasing the principle payments with a certain amount and then automatically recalculating the outstanding loan amount. What we have available on the Internet servers are fully functional, time limited only, financial applications. Q: Does "manual amortization" mean that the days between payments can vary? A: Yes, dates and amounts can vary while entered into the schedule.We use the term Manual loan amortization to describe the irregularity of payments in terms of dates and amounts. You basically create an initial loan amortization schedule which because one reason or another can not be fulfilled 100% and delays, short, late or early payments occur. Then you have to enter a new date (the actual) and the new amount (the actual) to record the specific payment. Based on the date and amount the interest and principal amounts are different of course. You can do that on two different pages - the initial loan amortization schedule or on the manual loan amortization schedule (not connected to the initial one). back to top Q: Is there a way to enter multiple balloon payments during the life of the loan?
